The myth

Across the territory the instinct is the same: on a pollen-heavy March day or a smoky afternoon when the prescribed burns are running west of Ocala, shut the house up and run the air conditioner. The air inside must be cleaner. It’s filtered, after all.

Usually it isn’t. The one-inch filter in most air handlers stops lint and not much else. The coil and drain pan are wet eleven months a year and grow what wet things grow. Humidity sits in the 60s indoors because the system was sized for temperature, not moisture. Cooking, pets, cleaners and a new rug add their share. The house is recirculating the same air through the same wet box, and the windows being shut means none of it leaves.

That’s the problem Cook’s indoor air quality service addresses. It is also, compared with outdoor air, the one a homeowner can actually control.

Who calls

Three groups make up most IAQ calls at Fairmont Lane. Families where someone has allergies or asthma that’s worse at home than away. Owners of houses that smell musty, especially after a vacation with the thermostat set high. And landlords and property managers dealing with humidity complaints and the mold remediation bills that follow them.

Three cases from this year

St. Augustine, a 2006 townhouse. A child with asthma, worse in her bedroom. The particle counter read highest at her supply register; the duct run to that room had separated at a joint in the attic and was drawing in insulation fibers. Duct repair, a four-inch media filter cabinet, and a UV lamp at the coil. Readings in the room dropped to match the rest of the house.

Middleburg, a 1990s ranch. Musty, 66 percent indoor humidity in August, a four-ton system on a house that needed three. The oversized unit cooled the air and shut off before dehumidifying it. The owner wasn’t ready to replace, so Cook’s installed a whole-home dehumidifier tied into the return. Humidity settled in the low 50s. When the system is replaced it’ll be sized right.

Ocala, a sealed 2019 build. No humidity problem, no dust problem, but a stuffy house with lingering kitchen smells and a homeowner who woke with headaches. CO2 was the likely culprit in a house that tight. An energy recovery ventilator now brings in a measured stream of outside air, tempered and dried, with the stale air going out. The headaches stopped; Cook’s makes no claim beyond that.

A four-inch media cabinet replaces the one-inch filter slot. It catches more, restricts less, and changes every few months instead of monthly.

The process

  1. Assessment visit. Humidity and temperature in several rooms, particle counts at returns and supplies, a look at the coil, drain pan, filter slot, returns and attic duct. Questions about symptoms, timing and the house’s history.
  2. Written findings. What was measured, what it points to, and options in priority order with the mechanical fixes first.
  3. Installation. Media cabinets, Lennox Healthy Climate filtration, UV, whole-home dehumidifiers, ERVs or fresh-air intakes, as chosen, installed by Cook’s techs and integrated with the air handler.
  4. Verification. The same readings taken again, left with you in writing.

Schedule an IAQ assessment

Residential and commercial

Homes are the bulk of it. For commercial spaces Cook’s works to the occupancy and the code: outside-air rates for a daycare, filtration for a dental office, humidity control for a document storage business. The assessment is the same instrument-first approach, with the building’s engineer or inspector in the loop where required.

What Cook’s guarantees

Readings before and after, so the result is visible rather than claimed. A price before any equipment goes in. Equipment installed by Cook’s and warranted on labor, with manufacturer warranties registered where they apply; ask for the labor term in writing. [[CONFIRM WITH JERRY: labor warranty term]] And a plain refusal to sell a product that the measurements don’t support: if the return is leaking, you’ll hear that first. Satisfaction is guaranteed across every service Cook’s offers, and that includes this one.

IAQ pages by county

The dominant air problem varies with each market’s housing. Start with St. Augustine, Orange Park or Ocala.

IAQ questions from homeowners and tenants

Where does indoor pollution actually come from in a Florida house?

Moisture first: it feeds mold on coils, in drain pans and behind walls. Then dust and dander recirculated through a filter that’s too thin to stop them. Then whatever the house itself emits: cleaners, cooking, new finishes. Outdoor pollen comes in through leaks and open doors, but it’s rarely the main load.

What does an IAQ assessment cost and does it obligate me?

The assessment is a scheduled visit with a fee set by the office, and it ends with written findings and priced options. You can act on none of them. Ask for the fee when you book. [[CONFIRM WITH JERRY]]

Can better indoor air help with my allergies, honestly?

It can reduce the load of what triggers them, which many customers notice. Cook’s won’t make medical promises; it will measure particle counts and humidity before and after so you can see what changed.

Do landlords use this for rental houses?

Yes, mostly for humidity control and better filtration, because musty rentals turn over tenants and moisture damage costs more than a dehumidifier. Property managers get one assessment visit per house and a consolidated quote.

How quickly does the equipment go in after the assessment?

Media cabinets and UV are often same-week in any market. Whole-home dehumidifiers and ERVs are ordered by model and scheduled within a couple of weeks.
