Geothermal pays back slowly here, and that's fine for the right property
A geothermal system costs more up front than any other way Cook's can cool a house. Whether it earns that back depends on the land, the water, and how long you intend to stay.

Start with what it costs
A conventional heat pump replacement is a known quantity: a day’s work and a price most homeowners can picture. Geothermal is a different purchase. The indoor heat pump costs more than an air-source unit; the loop field adds an excavation or drilling contract; and the design work is real engineering, not a tonnage match. Cook’s does not print prices because every loop field is different, but the honest framing is this: expect a multiple of a conventional system up front, and expect the payback to come from power bills over a decade or more, not a season.
That math works for some owners in this territory and not others. The point of this page is to help you tell which you are before anyone drives out.
The climate and the ground
Geothermal works because the earth a few feet down holds a steady temperature all year. In north Florida that ground temperature is warm, roughly in the low 70s, which is a double-edged fact. It makes the heating side almost effortless on a January morning in Lake City, and it makes the cooling side less of a leap than it would be in a colder state, because the ground is only modestly cooler than the air the system would otherwise reject heat into.
Soil and water matter as much. The sandy, well-drained ground around Ocala and Gainesville conducts heat differently from the clay and limestone pockets near the river towns, and a horizontal loop in dry sand needs more pipe than one in moist soil. A property with a good well opens the door to an open-loop system that uses groundwater directly, which is often the most efficient configuration here and the most sensitive to water chemistry.

What that means for the equipment
- Horizontal closed loop for acreage: pasture, farmland, the five-acre lots east of Gainesville or south of Ocala. Trenching is cheaper than drilling and the land is there.
- Vertical closed loop where land is tight but the owner wants geothermal anyway. Drilling costs drive the price; Cook’s will show the air-source alternative side by side.
- Open loop on properties with a productive well and a place to return the water. Water testing comes first; scaling and iron are the enemies.
- The indoor unit is a water-to-air heat pump that connects to ordinary ductwork. If the ducts are undersized or leaking, as they are in a lot of older block homes, that gets fixed first; a geothermal system can’t overcome bad air distribution.
Cook’s installs geothermal and solar-compatible systems and is set up for both the mechanical and the controls side. The loop installation is done by Cook’s or a drilling partner depending on the loop type; ask which applies to yours. [[CONFIRM WITH JERRY]]
Ask about a geothermal site visit
Cook’s approach
- Site visit. Jerry or a Cook’s advisor walks the land, looks at the well if there is one, and inspects the ducts and electrical.
- Load and loop design. A room-by-room load calculation sets the heat pump size; the loop is sized to the heat pump and the soil, with margin for the hottest August week rather than an average.
- Water test for open-loop candidates.
- The install. Loop field first, pressure-tested and flushed; indoor unit set and connected; controls commissioned; flow and temperatures recorded at startup.
- Documentation. Loop layout, depths, pressures and startup readings go in your file and on the invoice, because the next owner of the property will want them.
Residential versus commercial
Most geothermal calls Cook’s takes are residential: owners of rural property or large homes who plan to stay. Commercial geothermal is possible for a church, school or office with land, and the design scales, but it’s a project rather than a service call. Those conversations start with the building’s engineer.
Maintenance after startup
A geothermal system has fewer outdoor parts to corrode, which is one of its quiet advantages on the coast. What it does need: annual filter and coil service on the indoor unit, a check of loop pressure and antifreeze concentration on closed loops, and a look at the heat exchanger on open loops for scale. Cook’s folds this into a maintenance agreement; ask for the tiers. [[CONFIRM WITH JERRY]]
Warranty
The heat pump carries its manufacturer’s parts warranty, registered by Cook’s. Loop pipe is typically warranted by its maker for decades; ask for the labor warranty on the installation in writing. [[CONFIRM WITH JERRY]]
Find it in your market
Geothermal interest in this territory clusters where land does. Start with Gainesville for Alachua County acreage, Ocala for Marion County’s farms and horse properties, or Lake City for Columbia County.
What people ask before committing to geothermal
Does geothermal make sense on a quarter-acre suburban lot?
Rarely. A horizontal loop needs open ground; a vertical loop needs drilling that raises the cost substantially. On a small Palm Coast or Fleming Island lot a high-efficiency air-source Lennox heat pump gets most of the way there for a fraction of the price, and Cook’s will say so.
How deep do the loops go in this part of Florida?
Horizontal loops run a few feet below grade, well under the frost line that doesn’t exist here. Vertical bores go much deeper and are sized by the driller to the load. Open-loop systems use a well and a return well; depth follows the aquifer, not a rule of thumb.
Will a geothermal system dehumidify as well as a conventional one?
Yes, and often better, because the indoor unit runs longer, gentler cycles at a cold coil temperature. Variable-speed models can be paired with a dedicated dehumidifier for the wettest months.
Who services it after the install?
Cook’s. The heat pump itself is serviced like any other; the loop field is checked for pressure and flow at each visit. Open-loop systems get their heat exchanger inspected for mineral scaling, which is the main wear item on well water.
Are there tax credits for geothermal?
Not for new installs. The federal credit for ground-source heat pumps expired at the end of 2025 for equipment placed in service after that date. Cook’s will tell you about any utility or manufacturer incentive that applies at the time of your estimate.
